We know that you have many questions and doubts, we will try to answer most of them in this section
We hope you will find answers to most of your questions here:
The difference is who manages the bookings and the rental itself. With Full Property Management, we manage the rental process for you — including listing management, bookings, guest communication, check-in and check-out, cleaning and linen coordination, guest support and property checks between bookings. The fee is 30% of rental income after the Booking.com/Airbnb commission. The remaining 70% is transferred to your bank account. You earn income from your property without having to leave your own home. With Guest Arrival & Turnover Service, you remain responsible for your listings and bookings. We take care of what happens around each guest's stay: communication before arrival, check-in and check-out, cleaning, laundry and linen, preparing the property and the final check after departure. So the choice is simple: do you want us to manage the rental, or do you want to manage the bookings yourself while we handle the practical work?
Yes. You do not have to hand over the entire rental business to us.If you are comfortable managing Booking.com/Airbnb, prices and bookings yourself, you can use our Guest Arrival & Turnover Service for the operational side of your guests' stays. This can be useful for owners who live elsewhere but want to remain in control of their rental while having someone local to handle arrivals, departures, cleaning, linen and guest support. If you later decide that you no longer want to manage the bookings yourself, we can also discuss moving to Full Property Management.
Yes. If you want to operate your property as a tourist accommodation in the Valencian Community, it must meet the applicable legal requirements and be properly registered as a Vivienda de Uso Turístico (VUT).Under Law 15/2018 on Tourism, Leisure and Hospitality of the Valencian Community, as amended by Decree-Law 9/2024, tourist-use properties must have the required municipal urban-planning compatibility for tourist use and any other applicable municipal authorisations before they can legally operate as tourist accommodation. The owner is responsible for ensuring that the property has the required authorisations and registration before it is offered for tourist rental. KeyHold only provides rental management services for properties that are already legally authorised for this use.
That is possible.A property can have different needs depending on whether it is occupied by guests, empty between bookings or reserved for the owner's own use.For example, an owner may use Full Property Management for holiday rentals but also need a property inspection when the home is left empty for longer periods, or cleaning before the owner's personal arrival. We can discuss the combination of services that makes sense for your property rather than requiring you to take services you do not need.
If a guest causes damage, we document the issue and inform you as soon as possible. We can also help coordinate the necessary repair or replacement with your approval. For bookings made through platforms such as Booking.com or Airbnb, any applicable guest deposit, damage claim or platform procedure is handled according to the rules of the platform and the individual booking.
No. You remain the owner and decide when and how you want your property to be available for guests. You can block dates for your own holidays, family visits or other personal use. If you know that you will be using the property at certain times, we simply keep those dates unavailable for bookings.
Yes. If your property needs the assistance of a plumber, electrician or another local professional, we can help arrange access to your property and coordinate the visit with your authorisation. We can also help you communicate with local service providers when you are not in Spain. Any repair or additional work will be discussed with you before it is arranged.
We will contact you using your preferred method of communication, such as WhatsApp, email or phone. After each scheduled property inspection, you will receive a photo report showing the condition of your property. If we find any issue that requires your attention, we will contact you directly and explain what we have found and what action may be needed.
